Reinforced Autoclaved Aerated Concrete (RAAC) hit the headlines in summer 2023 when the roofs of three schools collapsed unexpectedly.

The collapsing of roof of the schools led to concerns about the safety of buildings containing RAAC and The Department for Education advised1 that all areas with RAAC should be closed.

RAAC has since been discovered in some housing associations properties in the UK, with the Scottish regulator announcing in April 2024 that over 2,000 properties had been identified at risk2 and tenants being evacuated from their Welsh housing properties3 due to RAAC concerns in March 2024.

The Regulator of Social Housing has emphasised the importance of identifying any RAAC components in housing stock and taking appropriate action.
